2023.06.09 03:19 TheRealAlkemyst Had agreement that if we moved 50+ miles apart our child stays with the current parent.
My ex wife lived in my house for 5+ years (after I was forced out of it) saying she couldn't afford to work. She kept getting me arrested for BS charges (I was never found guilty of anything, sometimes the whole case was thrown out without even showing up) so I had to move out (there is no crime apparently in doing that sadly and it cost me tens of thousands). We share custody 50/50 and she has a boyfriend in Maine that was the reason the marriage ended that she met on a video game and even brought our daughter to a room he paid for when he posted the first time they met "I AM HIGH AF, LET'S DO THIS!". My ex saved screen shots and posts on a shared computer we had.
Child Services told me since my daughter was put in a bathroom, she didn't witness any sexual activities. Parents are allowed to have sex even if one of them is hooking up with some random dude stoned. Welcome to Florida.
She has 3 other adults living in my old house which now is no longer my problem as of about 3 weeks ago (her kids from 20 to almost 40 now) and her parents now moved into it. My homeowners insurance was cancelled about 2 years after I moved out due to an inspection post hurricane that showed she was hording boxes and it was a fire hazard. Child services told me they don't deal with that and I'd need to get new insurance on a house I wasn't even living in. Fortunately, me and the bank settled that and I got to walk away. She was never on the deed nor mortgage. She basically grifted me along with her family.
She needs to move apparently because she cannot afford to house all of them anymore in our area since to rent a 3 to 4 bedroom house is $3000+. How is this my issue? Kick out the adults or get them to pay and you can live. She can get a 2 bedroom place for $1500 and a 1 bedroom for $1000 (currently my 8 year old daughter has to stay in her room now, in my house my daughter has her own bedroom. I had to relocate to a 3 bedroom, 2 bath apartment, my old house was 4 bedroom 2 bathroom). She warned me this can be very expensive for me if I want to fight her (she has a lawyer that doesn't charge her anything (I think she has sex with him)., I have to pay everytime. She even tried to bring me to court a couple years ago since I was paying the electric and water at the house since she wouldn't put it in her name and I couldn't just shut it off with people living there. She lost that case, I had lawyer costs.
Anyone know in Florida if she has a leg to stand on in this? Why should I be punished from my daughter for her piss-poor life choices. She had over 5 years to save and decided to just not work.

2023.06.09 03:10 OneOk3947 Being Fined for breaking a city ordinance law for a city WE don't live in
At the beginning of this year my mother(62) received a letter saying we needed to clean up our nearly 3 acre country property of trash and junk. We live out in the country and where very confused. Also confused on why only my mother's name was on the letter, since the title of the house has been in my (F34) name as a quit claim deed since 2018. This was due to my father's health taking a downturn at the time and I was trying to possibly get a house trailer also put on the property as well.
Since I was working full time and mostly nights and/or days at the time, I left handling this to my mother since she had more time and energy due to being awake during the day and being retired/disabled. So I personally wasn't involved during most of this. She went to an informal hearing to our counties courthouse in Montcalm, Michigan. She told them about our situation, which is that most of the junk is left over from when my father was alive and that I have been too busy with work, and her recovering from a car accident to really get things done around the house. That the trash was one pile near the road that we had bought a waste Management trash dumpster called Bagster to put some trash in then realized afterwards that they didn't service our area after already filling it. We also have 3 old RV's in our yard that 2 are used for Storage due to the destructive tantrums my father would have while drunk and the 3rd my autistic brother and I lived in for 2-3 years before trying to get the house trailer. (Side note, Father was a verbally abuse alcoholic and neither myself or my mom had the money to try and leave the property before the quit claim deed, and afterward it was in my name, and by 2020 his drinking and out of control diabetes was catching up to him.)
After this informal hearing we was given until the end of this May initially to clean things up. With Michigan being Michigan, weather didn't really cooperate with us until beginning of May to try and get things done. We are actively working to clean up the property, and putting up privacy fences so that we can have even more time to work on getting the yard cleaned up due to both myself and my mother having fibromyalgia making things physically difficult to do. My mom called up the officer listed on the paperwork to get an extension on things, and was granted an additional 2 weeks before an inspector comes to look at our property.
We after getting the extension, get a new letter saying we are not allowed to have ANY RV on our property... We're thinking what? That can't be right, that's one of the main reasons we've lived out in the country all our lives, we've always had an RV on the property since we went camping when I was younger all over the US.
So here's where needing legal advice is coming in. We've been doing payments for the initial fine. Though recently we were looking at some of the papers and noticed that we are being fined under Greenville, MI City ordinance laws... Our address is listed under Stanton, and even then we're 8 miles outside of Stanton's township limits as well. The township, Douglas, we are listed under is all country and there hasn't been any changes to the by laws that we know of. The reason this was missed in the beginning was that my mother is also dyslexic and mostly skims to get the general gist of what the letter was and I didn't have time to also read the paperwork as well.
So we called up the court house these last two days, and asked and we're not really getting any answers about this. So could someone possibly explain what's going on and if it's even illegal what they are doing? If so, what legal next steps should we do?
Hopefully this word vomit makes sense, but I'm willing to answer more as needed.
P.S. While typing this up I'm wondering if this has anything to do with a Wind Turbine company wanting to build in our county and this is a way to get supporters of it in debt? IDK. None of this has made sense since the beginning.

I check on them daily and even give them bugs sometimes and it seems they only like MY apartment. Twenty-year-old
Debra Denise Terrell, also known as Debra Mackey, disappeared from
Lubbock, Texas on New Year's Day of 1981. Last seen leaving her mother's house with an unknown man, the young woman had a turbulent life and was married to a much older man with a child before she even turned fifteen. She had a daughter who was in elementary school at the time, and she was described as being quite close with both her daughter and her sisters.
Her loved ones believed that she wouldn't just up and leave her life, suspecting that she was the victim of foul play. When Debra was last seen, she was wearing a checkered brown coat, a plaid shirt, green pants, and a bandana around her head. Authorities initially suspected that she walked away and changed her name, but after years went by with no contact, they came to the same conclusion as her family - that she had been murdered.
Meanwhile, just weeks later, investigators from
Hale County, Texas, were searching for evidence in a local murder case, when they came across the body of a young woman on a remote dirt road near the town of Plainview. She had been decapitated and her hands were tied behind her back. Medical examiners believed that she was white, likely in her late teens to early twenties and that she had been dead for several months, if not years. Henry Lee Lucas, best known as the 'Confession Killer', claimed responsibility for her death, though the charges were later dropped. Just days after Jane Doe was discovered in Hale County,
a skull was found in the same area, which disgraced pathologist
Ralph Erdmann believed belonged to the body.
Erdmann was later convicted of several counts of perjury and evidence tampering, mostly related to falsifying evidence on autopsy reports. He later surrendered his medical license and spent the rest of his days in Washington State. An exhumation in 2015 confirmed what local law enforcement suspected: that 'Jane Doe' was actually two different women. The DNA Doe Project, a genetic genealogy nonprofit, offered to take on the case of the first woman found and determined that she was actually of Black descent. Despite hurdles in their genetic research, the young woman found in Hale County was officially identified today as Debra Denise Terrell.

He's always been a bit of a jerk, controlling and bad at keeping friends once they were no longer bound together by sharing classes, but he was also a fierce supporter of others who were also targets - fitting given our shared position as muslim children of an immigrant and who have unconventional hobbies than most of the other students (D&D, art, music, ect.) so we're both potential victims and I certainly have a drive to reach out and help people who are currently the victims of oppression because on any day it could be me in their shoes - and deeply empathetic to when people were suffering, even individuals who he hadn't even met before. and yet now he's just fallen so far into bigotry and constantly speaks badly of others while being the first to speak against me when I raise a social justice issue.
hells, he's even regarding the basic state of the democratic party (that he still claims to align with for some reason) as being full of crazy people and when I got mad at him for buying into all of the anti-trans rhetoric surrounding sports he ended up saying "if you decide to talk about this online make sure to not give away any information about me because the so called tolerant left has a bunch of crazy people in it," while the little bastard simultaneously uses his real name online, three times (that I saw) he advertised my da's business in a way that basically gives away our home address, and has an Instagram full of flower pictures that he takes with himself in them while on daily walks that could be used to figure out who he is by anyone within our decently sized neighborhood with a large section of the population being young progressives like myself!
every time he does something new it's just one more step into greater degrees of bigotry and intolerance and I can't even figure out what exactly happened, it's just been so gradual and then sped up within the last year and a half. I think that it really started to get going way back about a year or two before Roe v. Wade was overturned with his views of abortion; he basically conflated abortions with contraception and had the view that women have sex and then get abortions a bunch, but my mom (who is a healthcare worker) managed to tell him otherwise over the course of half an hour, and I thought that things were fine. And really, at the time I thought that that was just one misconception, as my whole family is pretty progressive and he was all with the rest of us, and a general ally to minorities (in fact, his "curse" of how him being attracted to people who acted comfortably around him led to basically every girl he developed a crush during middle school on turning out to be a lesbian was something that he just took in stride and actually became recognized as somewhat of a matchmaker for queer students, as even if he completely lacked a gaydar he knew who basically all of the kids in his grade who weren't straight were and their relationship status, so I thought that everything was fine and he was just ignorant), but of course that hasn't lasted.
Sometime last year he declared the belief that cultural genocide isn't a thing after I raised the topic of Russia taking kids from Ukraine, and after that he began buying into TERF rhetoric and defending JK Rowling. My mom - again, she's been a massive lifesaver with this - taught him a valuable lesson about abuse of power and how Rowling's recognition gave her a platform that she's now abusing. And for a while that stuck, even got him back to being enough of an ally that when I initially came out as demiromantic he helped me Xanthos gambit my way through coming out to my aunt uncle and cousin.
But still he just couldn't keep to a standard. two months passed and he was right back to anti-trans stuff and saying that not only does he not believe that what's happening in Florida is ticking of the stages of genocide, but he also thinks that the LGB alliance and TERFs are actual allies and feminists, despite them aligning with people who directly oppose such definitions. And then he started hating on parts of feminism, started calling stuff woke and claiming that any queer representation or representation of races other than "European ancestry white" in media (EVEN THE OWL HOUSE OF ALL THINGS!!!) is just soulless cash grabs and calling basically every woman protagonist who manages to solve a major problem without assistance a mary sue (seriously, the only one that he seems to actually like is Korra, and with the twisted reasoning that she is, to paraphase "overconfident and keeps on overextending and winds up taking a beating before solving the final problem and as such she's more of a whorf that emphasizes teamwork while not losing strength" in his mind. THAT ISN'T ANY BETTER!).
In fact, to make a little diatribe, he's refusing to read the current sci-fi story that I'm writing for that exact reason. the story has a nonbinary main character, two of the other MCs are women (one holds a position of executive power and another is a security officer so part of a law enforcement job and breaks the social expectations of women in the alien civilization that she's in), and so far two queer romances. He said that I just put in those queer characters for representation and I'm falling for "the message" and as such he won't read it. No, I wrote one of the romances as an inversion of the majority of the other romances that have happened in the literary universe that it is set in - having the two parties actively pursuing a romance with each other instead of it just happening very quickly - and somehow didn't realize that I'd made them both guys until I actually had the characters meet, and by that point I'd basically made Jason into a genderswapped Nina Zenik which I loved so I was going to keep that; and for the second romance my co-writer and I rolled up random character traits to give to the group of characters that we were going to introduce and Kalne ended up with "flirts when stressed, when not under stress she takes the possibility of romance extremely seriously" and the first point that that came up the best recipient of the flirting was another woman named Zeleveya so we just went screw it and made Kalne a lesbian. There is only one character that I had an ulterior motive to make queer, and that would be me declaring the fencer character Lee Hansen to be AroAce because my dipshit cousin read the rough draft and started making rauchy sword puns whenever I brought up the story. I just resonate more with queer characters than cishet ones, and for some reason my brother now has a problem with that. diatribe over, back to the next step of his descent into bigotry.
then my brother decided to fast during last Ramadan, and I didn't (ADHD, plus almost no appetite anyways so not only would my meds not be takeable but I'd also lose a bunch of weight. He lost seven pounds, I'd undoubtedly lose more, and with how I'm already underweight that would classify as child abuse as I'm still living with my mom and da as all of my college is local or online) so he began to basically attack me for not taking being Muslim serious enough, completely disregarding the fact that I know more of the ugly facts about Islam that he does and that laissez faire approach is the only way that I can continue to be Muslim in good faith to my own moral and ethical codes. I don't want to lose that connection to my da and my family an Syria. I can't, and he decided to insult me for it. He also went on a fitness kick around the same time, and is now constantly telling me that I need to build muscle and am not being masculine, and I'm sorry bother but I have never had a positive connection with my masculinity and I have no desire to appear more "manly" as you so put it!
and then yesterday evening he disregarded my telling our da about me being demiromantic as an actual coming out, and said that it shouldn't be considered an actual romantic orientation. and that just hurt, so much. he doesn't know what it's like in my head, he hasn't watched his friends pairing up and had to wonder "is there something wrong with me? I'm desiring this but I so rarely actually feel romantic attraction and it's only ever towards friends. why can't I just get attracted to a random classmate and ask her out on a date like my friend [Bob]? or just not have to feel any of this?" He literally listened to me talk about the joy that I felt when I actually learned about the term demiromantic because it just fit how I feel to such a perfect degree (well, disregarding the fact that I'm certain that I'm not entirely cis, but that could range from simply being gender non conforming or to me being trans. I did spend half of kindergarten to second grade wishing that I was a girl until my mom told me that there's plenty of wishy-washiness to gender and for the moment she would rather raise me with less monetary concerns as a boy, and I suppose that I just let that stick. like, three family members have clocked my as potentially being nonbinary, so there is something). He basically disregarded everything that I've learned about myself that I shared with him, had his actions run completely counter to the near-rabid allyship that my da has and has raised us with, and attacked my insecurities in a single scathing conversation.
I just... he's supposed to be my brother. He used to be so dedicated to supporting me, even when my grandma raised the topic of what type of person he might marry back when he was eight (and by the way, real classy grandma, that's almost as bad as when you started pestering me barely six months after I turned 18 about the possibility of meeting someone and giving you great-grandkids) his reply was that he wouldn't get married and would instead stay with me to help support me as there was kind of the assumption that I would be the one to carry on the family name. He used to be the one to constantly look after me, distract whenever I got overwhelmed and needed a break, pick fights whenever me and a few other boys were bullied on the playground for pursuing things that were considered to be "girly," despite him being two grades below us and a foot and a half shorter than the jerks doing the bullying. He was the one to reassure me after the first time that I got a crush on a friend and got so scared of losing that friendship that I friendzoned myself. He was the one to help me crunch numbers when I was setting up a dungeons and dragons club shortly after I got to high school, and was the one who suggested that I put "set up and managed a D&D club" on my practice resume for the final test job interview for my career essentials class, a move that sealed my grade in that class as one that would increase my at the time struggling GPA. He used to be such a supportive and empathetic individual, but now he's someone that I scarcely recognize.
What happened to that version of my brother? Where did he go to be replaced by this hateful little specter. and for that matter, it feels like my whole family's falling. My cousin is new money rich, full of toxic masculinity, and he insulted the only real friend that I managed to keep through covid19 which nearly destroyed that relationship; my grandpa (who started out bad but became pretty tolerant once my mother pointed out why everyone is wanting recognition along with the fact that if he wanted to be away from gay people then he shouldn't have gone into performative arts) kicked the bucket and my grandma started dating a semi-reformed trumper (in a paraphrasing of his own words, he fiscally aligns with the right and wants more control over the process of immigration, while taking a live and let live approach to queer people and women's rights, so basically he stays quiet most of the time about politics, which I suppose is at least somewhat tolerable given that he never made a fuss about me da's faith and ancestry but I wish that I still had my grandpa because he was a pretty good confidant towards the end and I wish I got the chance to come out to him) while she's beginning to go senile herself (see the above bit about the great grandkids, and that's just one of several issues); and really the only people that I can really talk to about things are my mom, my da, my aunt and uncle, and possibly a distant relative who recently moved to the same city and has a trans kid who she rabidly supports so I know that she's chill. No teachers, no real friends because the last one I kept moved away, No social figures to turn to (both of my parents are in healthcare and mom's halfway immunocompromised so we don't go to social events, and the last thing I attended aside from an old school get-together where I barely recognized anyone would have been the eid prayer at the mosque, and you can see the obvious issue with that) and even discussing my identity with my parents is just generally awkward.
I feel alone and literally the only place that I can count on getting unquestioning support from is the writing community that I'm a part of, and the most that I know of my cowriter is that they live in the same time zone as me and has an uncle who is a florist - and we're constantly talking - so if I reach out about anything in there then I feel like I'm overstepping. My brother had always been my number one confidant, and now I can no longer trust him. I need him and he's not there.
It just... hurts.

A tearful reunion
You can't miss Amos Parker. He is well over six feet tall. Some say closer to seven. Many say he was the tallest soldier in the American army during the Revolutionary War.
This week, the now 63-year-old Parker enters Shepard's Hotel on Bagg's Square in Utica (really the Bagg's Hotel, but the name was changed while Abraham Shepard owned it from 1825 to 1828). Parker is determined to meet the hotel's distinguished guest, the Marquis de Lafayette.
In 1777, while the Revolutionary War was raging, the then 19-year-old, tall, red-haired Lafayette left his home in France and joined the American army in its fight to win for the American colonies their independence from Great Britain. He fought in many battles and, in 1781, commanded troops in Yorktown, Virginia, when British Gen. Charles Cornwallis surrendered his army to Gen. George Washington, just about ensuring an end to the war and an American victory.
On the night of January 30, 1948, Utica firefighters fought one of the most spectacular fires in the city’s history. Flames roared through “The Long Block” on the west side of Lower Genesee Street, between Oriskany and Whitesboro streets. The 3-alarm blaze was fought in temperatures 30 below zero. Seventeen firefighters were injured and 11 businesses damaged. Losses were estimated at $400,000.
Now, 44 years later, the 68-year-old Lafayette is back in America, touring the country as a guest of its grateful citizens. This week, after visits in Rome, Oriskany and Whitesboro, he enters Utica triumphantly via the Rome Road (today Lafayette Street). After a big celebration, he is in his hotel room, resting before continuing his journey east.
Suddenly, there is a knock on the door and in walks the very tall Amos Parker. At first, Lafayette is puzzled, but then Parker begins to relate an incident that occurred at the Battle of Yorktown.
As the fighting there raged, Lafayette ordered 25 of his men — including Parker — to remove a fence so that Lafayette could lead his soldiers through the breach. "Once you remove the fence," Lafayette shouted, "allow me and my men to ride through the opening. Do not fire your weapons!"

The fence was removed and Lafayette and his men began to ride through. Suddenly, Parker spotted a British sniper aiming his rifle at Lafayette. Before the sniper could fire, though, Parker raised his musket and shot him.
Unbelievingly, an aide to Lafayette had Parker court-martialed for disobeying Lafayette's "don't fire your weapon" order. He, of course, was acquitted when it was learned that by disobeying the order, he had saved Lafayette's life.
Now, in a hotel room 44 years later, Parker and Lafayette relive the incident. They embrace and (a historian later wrote) enjoy "a heart-tugging event and weep" in each other's arms. (After the war, Parker settled in the town of Augusta in southwestern Oneida County and died there in 1842 at age 80. He was buried at the Parker (Augusta) Cemetery at the intersection of Augusta-Solsville Road and Anderson Road. A blue and yellow state marker there reads: AMOS PARKER, TALLEST MAN IN AMERICAN ARMY. SAVED GEN. LAFAYETTE'S LIFE. PRESENT AT THE SURRENDER OF CORNWALLIS. BURIED HERE.

A class of 210 students receive diplomas at Utica Free Academy (UFA), the largest class ever graduated in the school's more than 100-year history. The Right Reverend Charles Fiske, bishop coadjutor of the Central New York Episcopal Diocese, addresses the students: "Why has the city of Utica paid for your education? … It expects to receive from you a return for its investment. You owe the community repayment for this debt. Not in money, but in service. You are expected to exercise a high standard of living, put forth an honest effort to make your neighborhood a better place to live and accept public calls of duty to serve your community with its charities and efforts to improve the public well-being."

The village of Morrisville celebrates its 150th anniversary. It was incorporated in 1848 and named for its founder, Thomas Morris. Pro hockey returns
Utica, after many years without a professional hockey team, has one again. The Utica Comets are in the American Hockey League, a minor league affiliate of the Vancouver Canucks in the National Hockey League. They will play in the Utica Memorial Auditorium. Robert Esche, a former goalie in the National Hockey League and president of the Mohawk Valley Garden, will operate the team. Mayor Robert Palmieri says the move fits in with his vision for a revitalized Bagg's Square and Harbor Point development. "What a great day for the city!" he says. "The emotion is overwhelming."
The Greater Utica Sports Hall of Fame inducts Stan "Buddy" Evans, longtime baseball coach at Rome Free Academy and college football official; Bill Holowaty, originally from Mohawk, longtime baseball coach at Eastern Connecticut State University; Ed Wadas, a "super" supporter of local athletics and called the "candy man" for giving out candy at local games, especially in Whitesboro, Oriskany and New York Mills; and Tom Wells, multi-sport coach at New Hartford schools, especially known for his highly successful swim teams.
Bobbi Jo Kahl is approved by the town board in Remsen as as the town justice.
In American Legion baseball, Roberts Post defeats Whitestown, 3 to 1. Nate Palmer, a senior at Holland Patent High, strikes out 18 and gets the win. He is supported by the hitting of Kinsey Williams, Nico Ramos and Austin Mann. Whitestown's Jared Muraca pitches well, allowing only five hits.

2023.06.08 18:39 Vasovagalstartsnow City says I have easement on property, but there is no county recorded record of it.
Looking to do an addition on my property and the city is saying there is an easement. I have records from the original subdivision in 1958 and all deeds of the property since. There is not a recorded easement or access to my property.
The city is saying there is a utility easement on the back of my property. But 2 lots down they have built a permanent structure, to the same distance I want to have my setback at, 4ft. City says my setback must be twice as much. These lots where subdivided at the same time. The house on the other side has a lot that is 10 FT deeper.
City setbacks are 4FT, but they are telling me my setback to build is 8 FT. Easement is supposedly for utilities, but power, water, sewer and gas run to the street. The house directly behind me has a 4 ft setback.
With previous history with code enforcement-They gave a stop work order for professional painting my house after striping old paint but before new paint was applied, a 2 day job- not a city permit requirement and months later sent the images of the striped house and tried to cite me for unsightly property blight. Feeling like somebody has an axe to grind against me or the property. Previous owner had the same issues with any work being done.
Edit: I have asked the city several times about the easement and they say they do not have a record of it. That I need to go to county to get the recorded easement. County states there is not easement on record, including county maps of property.

Transfer of powers
1 Transfer of powers to local planning boards
(1) The Town and Country Planning Act 1990 is amended as follows.
(2) For section (1B), substitute—
(1B) In Wales, the local planning authority for a county or a county borough is the local planning board established by the Welsh Planning Agency for the county or county borough.
Welsh Planning Agency
2 Welsh Planning Agency
(1) The Welsh Planning Agency is established.
(2) It is a body corporate.
(3) Schedule 1 makes further provision about the Welsh Planning Agency.
Local planning boards
3 Local planning boards
(1) The Welsh Planning Agency must establish bodies called local planning boards in accordance with this section.
(2) There must be one local planning board for each county and county borough.
(3) Each local planning board is to be established by order made by the Welsh Planning Agency for an area within Wales.
(4) The area for which a local planning board is established must not coincide or overlap with the area of any other local planning board.
(5) The Welsh Planning Agency must ensure that, at all times on and after the appointed day, the areas of local planning boards together cover the whole of Wales.
(6) An order establishing a local planning board must provide for the constitution of the board, either by setting out the constitution or by making provision by reference to a published document where it is set out.
(7) The Welsh Planning Agency must publish orders under this section.
(8) In this section “the appointed day” means a day appointed under this subsection by regulations made by the Welsh Ministers.
(9) Schedule 2 makes further provision about local planning boards.
Final provisions
4 Commencement
(1) This Act comes into force 1 year after Royal Assent.
5 Short title
(1) This Act may be known as the Planning (Welsh Planning Agency and Local Planning Boards) (Wales) Act 2023.
SCHEDULES
SCHEDULE 1
WELSH PLANNING AGENCY
Appointment of members
1 (1)The Welsh Planning Agency is to consist of—
(a) a member appointed by the Welsh Ministers to chair the Welsh Planning Agency, and
(b) other members appointed by the Welsh Ministers.
(2) The Welsh Ministers may appoint a person as a member only if the Senedd Cymru has approved the appointment.
(3) In appointing members, the Welsh Ministers must have regard, among other things, to the desirability of ensuring that the membership (taken as a whole) has expertise or experience in—
(a) law relating to planning,
(b) housing policy,
(c) planning policy, and
(d) other matters which the Welsh Ministers consider relevant to planning and housing.
(4) A member is appointed for such period not exceeding 4 years as the Welsh Ministers determine.
(5) The Welsh Ministers may reappoint a person as a member if—
(a) the person—
(i) is a member at the time of reappointment, or
(ii) ceased to be a member not more than 3 months before the date of reappointment, and
(b) the person has not previously been reappointed.
(6) Sub-paragraphs (2) and (4) apply to the reappointment of a person as a member as they apply to the appointment of a person as a member.
(7) The Welsh Ministers may determine other terms and conditions of membership in relation to matters not covered by this Act.
Persons who may not be members
2 (1) The Scottish Ministers may not appoint a person as a member if sub-paragraph (2) or (4) applies to the person.
(2) This sub-paragraph applies to a person who is—
(a) a member of—
(i) the Scottish Parliament,
(ii) the House of Commons,
(iii) the House of Lords,
(iv) Senedd Cymru, or
(v) the Northern Ireland Assembly,
(b)a member of the Welsh Government,
(c) a Minister of the Crown,
(d) an office-holder in the Welsh Administration,
(e) an office-holder of the Crown in right of Her Majesty’s Government in the United Kingdom,
(f) the holder of any other relevant elective office as defined by paragraph 1(8) of schedule 7 of the Political Parties, Elections and Referendums Act 2000,
(g) a civil servant.
(3) Sub-paragraph (2) does not apply to a person who is a councillor or an employee of a local authority.
(4) This sub-paragraph applies to a person who is or has been—
(a) insolvent,
(b) disqualified as a company director under the Company Directors Disqualification Act 1986,
(c) disqualified as a charity trustee under the Charities Act 2011,
(d) disqualified under a disqualification provision analogous to either of those mentioned in paragraphs (b) and (c) anywhere in the world.
(4) For the purpose of sub-paragraph (3)(a), a person is or has been insolvent if—
(a) the person’s estate is or has been sequestrated,
(b) the person has granted a trust deed for creditors or has made a composition or arrangement with creditors,
(c) the person is or has been the subject of any other kind of arrangement analogous to either of those mentioned in paragraphs (a) and (b) anywhere in the world.
Members’ remuneration and expenses
3 (1)The Welsh Planning Agency may pay—
(a) its members, and
(b) the members of any local planning board established by it, such remuneration as it may, with the approval of the Scottish Ministers, determine.
(2) The Welsh Planning Agency may pay—
(a) its members, and
(b) the members of any local planning board established by it, such sums as it may, with the approval of the Scottish Ministers, determine in respect of expenses incurred by them in performing their functions.
Early termination of membership
4 (1) A person’s membership of the Welsh Planning Agency ends if—
(a) the person gives notice in writing to the Welsh Ministers and the Llywydd of the Senedd that the person resigns,
(b) the person becomes disqualified from being a member,
(c) the Welsh Ministers give the person notice in writing that the person is removed from being a member.
(2) The Welsh Ministers may remove a member under sub-paragraph (1)(c) only if—
(a) the member has been absent, without permission or reasonable excuse, from meetings of the Welsh Planning Agency for a period of longer than 3 consecutive months,
(b) the member has been convicted of a criminal offence, or
(c) the Welsh Ministers consider that the member is—
(i) unable to perform the member’s functions, or
(ii) unsuitable to continue as a member.
(3) Where they propose to give a person, other than the person who is the member appointed to chair the Welsh Planning Agency, notice under sub-paragraph (1)(c) that the person is to be removed from being a member, the Welsh Ministers must consult the member appointed to chair the Welsh Planning Agency.
(4) The Welsh Ministers may remove a member under sub-paragraph (1)(c) only with the approval of the Senedd Cymru.
(5) For the purpose of sub-paragraph (1)(b), a person becomes disqualified from being a member if paragraph 3(2) or (4) applies to the person.
Chief executive and other staff
5 (1) The Welsh Planning Agency is to have, as a member of staff, a chief executive.
(2) The chief executive may not be a member of the Welsh Planning Agency.
(3)The Welsh Ministers are to appoint the first chief executive with the approval of the Senedd Cymru.
(4) The Welsh Planning Agency is to appoint each subsequent chief executive.
(5) The Welsh Planning Agency may appoint other staff.
(6) The chief executive and other staff are to be appointed on such terms and conditions as the Welsh Planning Agency, with the approval of the Welsh Ministers, determines.
Authority to perform functions
6 (1) The Welsh Planning Agency may authorise—
(a) any of its members,
(b) any local planning board established by it,
(c) its chief executive, or
(d) any other member of its staff, to perform such of its functions (and to such extent) as it may determine.
(2) The giving of authority under sub-paragraph (1) to perform a function does not—
(a) affect the Welsh Planning Agency’s responsibility for the performance of the function, or
(b) prevent the Welsh Planning Agency from performing the function itself.
Regulation of procedure
7 The Welsh Planning Agency may regulate its own procedure (including quorum) and that of any local planning board.
Validity of things done
8 The validity of anything done by the Welsh Planning Agency or a local planning board is not affected by—
(a) a vacancy in membership,
(b)a defect in the appointment of a member,
(c) the disqualification of a person from being a member after appointment.
General powers
10 The Welsh Planning Agency may do anything which appears to it—
(a) to be necessary or expedient for the purposes of, or in connection with, the performance of its functions, or
(b) to be otherwise conducive to the performance of its functions.
Annual report
10 (1) The Welsh Planning Agency must, as soon as practicable after the end of each financial year—
(a) prepare and publish a report on its activities during that year,
(b) send a copy of the report to the Welsh Ministers, and
(c) lay a copy of the report before the Senedd Cymru.
(2) It is for the Welsh Planning Agency to determine the form and content of each report.

11 (1) The Welsh Ministers may direct the Welsh Planning Agency to exercise its powers in a specified way.
(2) A direction under subsection (1) must—
(a) be in writing, and
(b) be published (as soon as practicable after it is communicated to the Welsh Planning Agency), and
(c) set out the Welsh Ministers’ reasons for making it.
(3) The Welsh Ministers may revise or revoke a direction under subsection (1).

Resources
12 (1) The Welsh Ministers must seek to ensure that the amount of resources allocated for use by the Welsh Planning Agency is reasonably sufficient to enable it to perform its functions.
(2) Each report prepared under paragraph 11 must include an assessment by the Welsh Planning Agency of whether the amount of resources allocated for use by it in the financial year to which the report relates was sufficient to enable it to perform its functions.
(3) Sub-paragraph (2) does not affect the generality of paragraph 11(2).

LOCAL PLANNING BOARDS

Directions from the Welsh Planning Agency
13 (1) The Welsh Planning Agency may direct a local planning board to exercise its powers in a specified way.
(2) A direction under subsection (1) must—
(a) be in writing, and
(b) be published (as soon as practicable after it is communicated to the planning board), and
(c) set out the Welsh Planning Agency’s reasons for making it.
(3) The Welsh Planning Agency may revise or revoke a direction under subsection (1).
(14) Subsection (3) applies to the revision or revocation of a direction under subsection (1) as it applies to such a direction.

This bill overhauls the planning process by delegating the planning responsibilities of councils to new local planning boards under the direction of a new national planning agency, the Welsh Planning Agency, modelled off the Scottish Housing Agency I introduced in Scotland through the Planning (Scotland) Act 2022. By creating a new agency for housing and planning, we can ensure that house building is getting the priority it needs to solve Wales’ housing crisis, and to ensure that local “Not In My Backyard” councillors cannot block housing developments for no good reason.
The members of the Welsh Planning Agency will be formed of members nominated by the Welsh government and approved (or rejected) by the Senedd. The local planning boards, of which there will be one for each principal authority, will in turn be formed of members nominated by the local council and approved (or rejected) by the Welsh Planning Agency. This will ensure that local planning boards retain an element of local control and local representation while also ensuring that NIMBY sentiment isn’t represented on local planning boards, helping fix Wales’ shortage of housing.

Introduction The following list gives an overview for the 31st mayor's pass season Fabulous Florida - Florida Summer Vibes, of Simcity Buildit, which runs for 6 weeks, starting on Wednesday 7th of June 2023. The mayor's pass has 42 tiers for the free and premium passes. The premium-plus pass, which was introduced during season 21, has 52 tiers.
A premium pass or a premium-plus pass can be bought at any moment during the season. When the season ends, the option to buy is closed at the same moment.
When buying a premium pass, the player has to choose between the 'basic" premium pass and the premium-plus pass. It is not possible to "upgrade" from a premium pass to a premium-plus pass once the premium pass has been bought.
Buying a premium pass or a premium-plus pass will immediately unlock all premium/plus rewards of the tiers that already have been finished at the moment of buying. The premium plus pass will also unlock the next 5 tiers (for more specific info: read the premium plus section).
The first 16 seasons were officially numbered. Uptil season 16 the reward items in the mayor's pass specialisation section were numbered according to their original seasons. Since the 17th season these numbers have disappeared. In stead of the season number the name of the season is now shown in the building information.
Rewards The unique new reward buildings are indicated in bold in the rewards columns.
Most other rewards are the same as, or comparable to rewards from previous seasons. For a few seasons in a row now, the free pass rewards for tier 4 and tier 26 are swapped each new season, but this season it is the same as last season. This season the war cards rewards are the same as last season; usually the war cards change each season.
The number of unique new buildings from the free pass has steadily gone down since the mayor's passes were originally introduced.
The free pass gave 5 unique new buildings since season 3 (when the seasons were shortened from 12 to 6 weeks). But since season 7 the free pass only gave 4 unique new buildings. Since season 11, the number of unique new buildings for the free pass is further limited: now you only can get 3 unique new buildings. Tier points Starting in season 30 the points per tier were different from previous seasons. It is expected that this season the points per tier will be the same as in season 30.
The list contains the number of plumbob points that are needed for each tier and the rewards from the free pass, the premium pass and the premium-plus pass.
Double points week In the previous mayor's pass seasons there was a "double points week" in the last week (which only lasts 5 days because the season ends when the 6th Contest of Mayors (CoM) week ends). During this week, the regular assignments as well as the milestone tasks give double points. Lightning CoM week During season 25 there was a "Lightning CoM week" in week 5 for the first time: each CoM lasted 48 hours, and there were 3 CoM's during this week. Each CoM had 20 tasks less than the usual amount, and the targets for the milestones were lower (as well as the points for the milestones). But adding those 3 CoM's together, there were more tasks to complete and more points from milestones to gain, than during a regular week. The Lightning CoM week wasn't repeated during seasons 26, 28 and 30. Lightning CoM weeks did return in the 5th week during seasons 27 en 29, this time with 2 CoM's that each lasted 72 hours. In season 27 the second Lightning CoM had double points; probably due to a mistake by the developers. Based on this pattern it is considered likely that there will be a lightning CoM week again in the 5th week of this season. Free and premium pass In the table below, "tier points" indicate the number of plumbob points needed to get to the indicated tier from the previous tier. "Total points" gives the number of plumbob points from start upto the indicated tier.
Calculation for the weekly average points: Taking the double points week into account, the "weekly av." number indicates what your average weekly plumbob points score should be during the first 5 weeks and double that amount in the final week, if you want to reach that tier by the end of the season. To get to tier 42 you will need 87k during the first 5 weeks and 175k in the final week. Premium-plus pass There is no weekly average calculated for the tiers of the premium-plus pass, because the average that you need depends on when you buy the premium-plus pass.
Buying it at the start of the season will let you advance the first 5 tiers (14,000 points). Buying the premium-plus pass at a later moment will let you advance 5 tiers from your position at the moment of buying.
Unfortunately this isn't the case at the end of the tier track. When you don't buy the pass when you have reached tier 42, you will still accumulate points but you no longer advance in tiers. Bying the premium-plus pass after reaching tier 42 will first advance you to tier 47. Then the extra points that you may have got after tier 42 will be taken into account and (if you have enough) will advance you further in the tiers.
Going from tier 42 to tier 47 will only save you 145k points. It is more profitable to buy the premium-plus pass when you have reached tier 37. That will bring you to tier 42, saving 194k points. Taking the double points week into account in a six week season you need 136k weekly and 272k during the double points week to reach tier 52, when you buy the premium-plus pass at the start of the season. When you buy it immediately after having reached tier 37, you need 110k weekly and 221k during the double points week to finish tier 52. When you are only interested in the new buildings (aiming at reaching tier 40), you could buy the premium-plus pass after having reached tier 35. Then it takes 50k weekly and 101k during the double points week to reach tier 40. Additional info -
